As a landlord, you have a legal obligation and a duty of care to your tenants to ensure that all electrical equipment you have supplied, and the electrical installation, is safe. Under the Consumer Protection Act 1987, if any of the electrical fittings or appliances in your property cause harm to a tenant you could be held liable by not complying with the Electrical Equipment (Safety) Regulations. These have been mandatory since 1st January 1997.

To ensure due diligence and compliance with the current regulations, DFC Electrical recommend having a Periodic Electrical Inspection completed by our qualified electricians at least every 2-5 years or at the start of each new tenancy, whichever comes sooner.

To maintain a duty of care to your tenants, the law requires landlords to supply electrical appliances that are in good condition, meet the essential safety requirements and conform to the latest British standards. To ensure this, DFC Electrical advise that a qualified electrician checks all electrical appliances regularly and obtain the correct documentation (PAT Certificate) to prove you have done so.

Any electrical item that can be moved and either connected or disconnected from an electrical supply is a portable appliance. They generally have a cable and a plug. This includes most movable appliances from kettles, toasters, irons, heaters through to large white goods like washers and fridges.

To maintain the high standards of electrical safety in your rental property, DFC Electrical advices at least every 1-2 years. This will also ensure that you are meeting your legal obligations as a landlord.

Yes, we are! You do not need to worry about anything. We register your installation with the NICEIC and you will receive a Part P document in the post once full and final payment has been received and cleared.

On most occasions we can offer a free Quotation or Estimate(you will be told before visiting if there is a cost for Quotation or Estimate), either over the phone verbally or in writing after a visit to see exactly what your requirements are.
