As a landlord, you have a legal obligation and a duty of care to your tenants to ensure that all electrical equipment you have supplied, and the electrical installation, is safe. Under the Consumer Protection Act 1987, if any of the electrical fittings or appliances in your property cause harm to a tenant you could be held liable by not complying with the Electrical Equipment (Safety) Regulations. These have been mandatory since 1st January 1997.
To ensure due diligence and compliance with the current regulations, DFC Electrical recommend having a Periodic Electrical Inspection completed by our qualified electricians at least every 2-5 years or at the start of each new tenancy, whichever comes sooner.

To ensure this, DFC Electrical advise that a qualified electrician checks all electrical appliances regularly and obtain the correct documentation (PAT Certificate) to prove you have done so.
